Termination of lease

The tenant’s notice period is one full calendar month.

The termination must be submitted in writing. The termination notification must be signed by all the lessees who have signed the lease. The termination notification must be delivered to the lessor by the end of the calendar month.

You can fill in the lease termination form (Vuokrasopimuksen irtisanominen, in Finnish only) online and print it out. You should send the termination form with your signature

  • outside the Metropolitan Area to the building manager
  • within the Metropolitan Area
    • by mail to the following address: Keva, kiinteistöyksikkö, PL 425, 00101 Helsinki, or bring it directly to the office at Unioninkatu 43. Write “Termination of lease” on the envelope.
    • by fax: 020 614 2526
by e-mail to asunnot@keva.fi (attach the signed termination notification to the email)

We will refund the deposit to you after you have paid all of your rent instalments, use charges and any other costs that you are responsible for, have handed in your key to the building manager or building caretaker, and the condition of your flat has been inspected.

What to consider when moving out

Flat inspection

We will inspect your flat when you move out. Please contact your building manager and agree on the inspection. It is desirable that you would be present at the inspection. You are responsible for any damage to the flat that does not fall under normal wear and tear.

Things to remember before moving out:

  • Make sure the dishwasher and washing machine pipes are plugged.
  • Clean the flat and the refrigerator, freezer, oven, stove and oven trays for the next occupant.
  • Leave the security lock, which you may have installed, in place and hand in its key with the rest of the keys to the building manager/caretaker. You will have to pay for the lock changing costs, if, after the termination of the lease, you fail to return all the keys given to you.
  • Hooks and screws for paintings and pictures do not have to be removed.

Showing the flat during the notice period

The lessor has the right to show the flat to potential new tenants during the notice period. We will arrange the showing time with you or ask the applicant interested in the flat to contact you directly so that you can agree on the showing.
